Different areas are more sought after and are more desirable than others. This is also true when it comes to cities because of the city’s weather, low crime rate or culture. Other factors about location of home that increase its desirability are distance from hospitals, schools, stores, freeway access, etc.
It has been noticed that home locations directly affect the value of a home. For instance, even if you have simple and modest home but it is located in Palm Beach, Aspen or San Francisco, you can ask for a king’s ransom. If your home is just a few streets away from a superior school district, the value of your home can increase astronomically in a short period of time. Many brokers agree that if your home is located around a higher ranked school, you can easily add an additional $50,000 to $100,000 to the asking price of your home without any fear.
This all tells us that home location rules the real estate. Thus, if your home is located in a less desirable location, the reverse is applicable. You will not be able to command the price you want and your options get limited. A really good real estate agent will do his best to highlight the positive elements of your home while trying to eliminate the negatives but this stunt does not always work. The only way to compensate for a bad location is to reduce the asking price of a home.
